By Nakheel

Dubai Islands, previously known as Deira Islands, is a highly anticipated development by Nakheel that aligns with the Dubai 2040 Urban Master Plan. Spanning over 182 million sq. ft., it comprises five islands: Central Island, Shore Island, Golf Island, Marina Island, and Elite Island.

Dubai Islands will feature nine marinas with a capacity of 1,300 berths, 87 resorts and hotels, nearly 69,000 sq. ft. of pristine beaches, and 38,000 residential homes. Nakheel offers a unique opportunity to invest in land plots for the construction of hotels, mixed-use buildings, and residential apartments. The available plot sizes range from 25,337 sq. ft. to 60,302 sq. ft., with built-up areas ranging from 63,344 sq. ft. to 220,103 sq. ft.

The first island, Central Island, will be an exciting entertainment hub with a theme park, water park, beach club, watersports hub, and surfing park. It is expected to have up to 20,000 new hotel rooms by the end of 2025. Central Island will also accommodate 30,000 mid and high-density apartments alongside open spaces, clubhouses, and retail spaces.

Located within convenient commuting distance from the mainland, Dubai Islands will feature the 'Infinity Bridge' according to the master plan. Despite the ongoing construction, the following destinations can be reached within a 25-minute drive:

- Dubai International Airport
- Dubai Hospital
- GEMS Legacy School
- Etihad Museum
- Al Wasl University

Currently, Dubai Islands is already home to two hotels, Centara Mirage Beach Resort Dubai and Hotel RIU Dubai. Souk Al Marfa, an indoor souk and marketplace, is also open and will become the UAE's largest wholesale souq upon completion. It currently features over 1,500 shops and plans to expand by the end of 2022. The Museum Hub, located in Souk Al

Marfa, offers visitors a glimpse into the pre-millennium lifestyle and the unique heritage of the UAE. It also provides various food and beverage options.

Aligning with the Dubai 2040 Urban Master Plan, Dubai Islands will enhance the emirate's reputation as a global investment and tourism destination. With its cultural hubs, recreational sport beaches, and luxury resorts on each island, Dubai Islands will offer over 65,000 ft. of beaches, including a Blue-Flag certified beach, golf courses, parks, and open spaces. The development will also include a network of marinas, road and water links, pedestrian and cycling areas, mosques, schools, hospitals, and other community facilities.

Given these attributes, Dubai Islands will likely attract potential homebuyers, long-term tenants, and tourists seeking short-term accommodation, providing a steady cash flow.
